The owner hires the architect or engineering team, and then solicits bids for the general contractor.


The owner develops a conceptual plan for a project, and then solicits bids from joint ventures of architects and/or engineers and builders for the design and construction of the project.


Construction Management @ Risk
Delivery method in which a construction manager/general contractor is brought on during the design phase to be part of the design team from a construction prospective.  At or near the end of design development, the construction manager/general contractor will propose to construct the project for a guaranteed maximum price. This method allows for “open book” cost accounting where the owner can have full access to the actual construction costs.

Job Order Contracting
The owner selects a contractor from a list of on-call multi-year contractors for minor construction, adjustments, renovations, repairs and maintenance of facilities.
